The Crew That Gives the Room Back at Night

Innovationcongress paints interiors, ceilings and exteriors in Santa Monica. We work out of Lincoln Blvd in the 90405 ZIP, and the great majority of our jobs happen in houses and apartments that nobody moved out of.

That is not a small detail. It is the thing that shapes how we run every job. An empty house lets a crew work in whatever order is fastest for the crew. An occupied one does not, so the order has to be planned for the household instead, written down, and then actually followed.

How a Job Is Built

We walk the house first and write a zone plan. Which rooms close on which days, where the furniture goes, which bathroom stays open, how long the kitchen is out of service and when it comes back. You see that plan next to the price, before you agree to anything, and if it does not fit your week we rebuild it.

Then containment goes up. Zippered plastic on a frame across the doorway rather than a sheet taped to the casing, floor protection run out and taped at the edges, return vents inside the zone sealed while we work, and vacuum extraction on the sanders. Fine dust from filler and old paint is the thing that ruins a house for its occupants, and it is entirely preventable.

The prep is ordinary good practice done in the right order. Cracks opened out and taped where they are movement rather than surface. Nail pops refastened beside the old fixing so the same bump does not come back. Water marks sealed with a stain blocking primer instead of buried under another coat of finish. Glossy old trim given a bonding primer. Caulk tooled and given time to skin before anything goes over it.

Ceilings lead a room rather than follow it, because a ceiling is the messiest surface in any interior and everything below it has to be protected anyway.

The Houses Here

Santa Monica housing is mostly older than people expect. Spanish Colonial Revival stucco, Ocean Park and Sunset Park bungalows from the 1920s and 1930s, and a large stock of apartment buildings and condos put up between the 1950s and the 1970s. Plenty of it predates 1978, which means lead safe practice is normal work for us and not an upsell: testing first, wet methods, containment, and proper waste handling rather than dry sanding a wall open in a home where a child sleeps.

The coast writes the exterior schedule. Marine layer mornings leave stucco damp and hold the surface close to the dew point, and salt air is hard on south and west elevations. We measure the wall instead of reading the sky, and we move a coat to the afternoon when the wall says so.
